Company Overview:
Tiello is partnered a longstanding commercial masonry restoration contractor servicing Manhattan, NYC. They have built their reputation on honesty, craftsmanship, and integrity, specializing in masonry restoration, concrete repair, waterproofing, tuckpointing, coating applications, and caulking. They are seeking a Project Manager to support growing restoration and building-envelope projects throughout the region.
Role Summary:
The ideal candidate will bring 3–7+ years of project management experience in commercial masonry restoration, waterproofing, façade repair, or other building-envelope scopes. This individual will manage projects from kickoff through closeout, ensuring safety, quality, profitability, and exceptional client communication.

Job Responsibilities:
• Manage multiple masonry restoration and waterproofing projects simultaneously from pre-construction through closeout
• Develop project schedules, manpower plans, budgets, and cost-tracking systems
• Coordinate with field superintendents, foremen, and subcontractors to ensure project timelines and safety requirements are met
• Conduct site visits, progress meetings, and quality-control inspections
• Maintain strong client communication, providing updates and managing expectations throughout each project
• Review drawings, specifications, submittals, and RFIs to ensure scope alignment
• Track change orders, material delivery schedules, and production rates
• Ensure compliance with safety standards, company procedures, and project documentation requirements
• Monitor project financial performance and forecast labor/material needs
• Assist in estimating and proposal preparation when needed
• Lead project closeout, punch lists, and warranty coordination
Qualifications/Requirements:
• 3–7+ years of experience in commercial masonry restoration, waterproofing, concrete repair, or building-envelope construction
• Strong understanding of restoration techniques, façade systems, structural repairs, and waterproofing materials
• Ability to read drawings, scopes, and technical specifications
• Experience managing field crews and subcontractors
• Proficient in project management software, scheduling tools, and Microsoft Office
• Strong communication, problem-solving, and client-facing skills
• OSHA 30, scaffolding/rope access familiarity, or restoration-related certifications a plus
• Must have a valid driver’s license and ability to travel locally for site visits
• Must be eligible to work in the U.S.
