Plumbing Estimator
Position: Project Manager/Estimator – Commercial Plumbing & Process Piping
Location: San Jose, CA
Pay Range: $125,000 – $170,000+ DOE

Tiello has partnered with a well-established commercial and industrial plumbing contractor in the Bay Area seeking an experienced Project Manager / Estimator to support plumbing and process piping projects across a wide range of commercial and industrial environments.
This organization specializes in complex plumbing and piping systems supporting office TI, biotech, laboratory, food & beverage, industrial, medical gas, and ground-up construction projects throughout Northern California.
Position Overview
The Project Manager / Estimator will play a critical role in both preconstruction and project execution, supporting projects from estimating and budgeting through closeout. This individual will work closely with field leadership, clients, vendors, and internal teams to ensure projects are delivered safely, efficiently, and profitably.
This is an ideal opportunity for someone who enjoys both the operational and financial side of commercial plumbing and process piping work.
Key Responsibilities
- Estimate commercial and industrial plumbing and process piping projects
- Perform quantity take-offs and develop project budgets
- Manage active projects including schedules, RFIs, submittals, change orders, and project financials
- Track T&M work, CORs, labor productivity, and job costs
- Coordinate with field supervisors, foremen, subcontractors, vendors, and clients
- Review subcontractor and supplier pricing to support competitive project execution
- Assist with billing, forecasting, and project closeout documentation
- Provide drawing markups and coordinate with design and engineering teams as needed
- Attend job walks and support preconstruction planning efforts
Required Qualifications
- 5+ years of experience in commercial or industrial plumbing / mechanical project management or estimating
- Strong understanding of plumbing systems, piping systems, and construction practices
- Experience with estimating, budgeting, T&M tracking, and client billing
- Ability to read and interpret plans, specifications, and construction drawings
- Strong organizational and communication skills
- Ability to manage multiple projects and deadlines simultaneously
Preferred Skills
- Experience with biotech, laboratories, process piping, medical gas, or ground-up construction projects
- Familiarity with Bluebeam, Excel, and estimating software platforms
- Prior field experience as a Journeyman, Foreman, or Superintendent preferred
- Understanding of design-build project delivery environments
Physical & Work Environment Expectations
- Combination of office, field, and project site environments
- Local travel throughout the Bay Area for meetings, job walks, and project coordination
- Ability to manage fast-paced construction schedules and multiple priorities
- Strong collaboration with office staff, field teams, and clients
