Job Title: Estimator - Exterior Restoration & Waterproofing

Location: Northern New Jersey (Millstone, NJ Office)

Compensation: $90,000 – $135,000 base + Bonuses (DOE)

Company Overview:

Tiello is partnered with a leading contractor specializing in commercial waterproofing, façade restoration, and exterior building services in their search for a technical Estimator to support projects throughout Northern New Jersey and the Tri-State area. This role is based out of their Millstone, NJ office. (HYBRID)

Role Summary:

The ideal candidate has 5+ years of experience in commercial estimating—particularly in façade restoration, waterproofing, or concrete repair—and will support a growing team of Business Development Managers by developing detailed proposals from start to finish.

Job Responsibilities:

Perform detailed takeoffs and prepare comprehensive cost estimates for restoration and waterproofing projects
Attend site walks and pre-bid meetings to gather field data and clarify project conditions
Collaborate with BDMs and operations to define scopes and ensure bid accuracy
Solicit vendor pricing and coordinate material selections
Prepare proposal packages with breakdowns, write-ups, and alternates
Support internal handoff processes between estimating and production teams
Track and manage bid schedules, deadlines, and preconstruction documentation
Maintain current knowledge of local codes, labor rates, and material costs
Contribute to process improvements and potential department expansion

Qualifications/Requirements:

5+ years of experience in estimating commercial exterior restoration, waterproofing, or related trades
Familiarity with rigging, scaffolding, or swing stage access preferred
Ability to read and interpret architectural/structural drawings and specifications
Proficient in Bluebeam, Excel, and industry-standard estimating tools
Strong communication, time management, and organizational skills
Willing to travel locally to project sites in Northern NJ and the greater Tri-State area
Must be authorized to work in the U.S.
