Position Overview:
Tiello is seeking an experienced and highly organized Commercial Painting Estimator for luxury residential and commercial painting operations. This role is responsible for overseeing the complete estimating lifecycle—from take-offs and site evaluations through final proposal submissionand ensuring accuracy, consistency, and efficiency across all estimates.
The ideal candidate combines strong technical estimating expertise, process management, and the ability to collaborate cross-functionally with operations and project management teams.
Key Responsibilities
- Perform detailed site visits to assess scope, surface conditions, access requirements, and specialty finishes.
- Prepare comprehensive and accurate estimates for interior and exterior commercial painting projects, including luxury properties, high-rise buildings, and estate-level homes.
- Develop material takeoffs, labor projections, equipment needs, and subcontractor pricing.
- Interpret architectural plans, specifications, and finish schedules.
- Identify and price specialty coatings, decorative finishes, custom color applications, and high-end surface preparation requirements.
- Submit competitive bids and proposals with clear scope definitions and exclusions.
- Collaborate with project managers and field supervisors to ensure smooth project handoff and execution.
- Build and maintain relationships with property managers, general contractors, developers, and luxury homeowners.
- Assist in value engineering opportunities while maintaining premium quality standards.
- Track bid performance and maintain accurate cost databases.
Qualifications
- 5+ years of experience estimating commercial painting projects (luxury/high-end experience strongly preferred).
- Proven experience with both interior and exterior commercial painting scopes.
- Strong knowledge of coatings systems, surface preparation standards, and specialty finishes.
- Ability to read blueprints and technical specifications.
- Experience with estimating software (PlanSwift, Bluebeam, ProEst, or similar).
- Excellent attention to detail and strong organizational skills.
- Professional communication skills when interacting with high-end clientele.
- Ability to manage multiple bids and deadlines simultaneously.
Preferred Experience
- Experience working on luxury hotels, high-end retail, Class A office space, estate homes, or multi-million-dollar developments.
- Familiarity with waterproofing systems, elastomeric coatings, and specialty architectural finishes.
- Existing relationships within the luxury construction or property management market.
