Company Overview

Tiello is partnered with a leading NYC-based building envelope contractor specializing in roofing, waterproofing, and exterior restoration. This organization executes technically demanding, high-profile projects throughout New York City and is known for strong operational discipline, modern construction practices, and a growing Roofing & Waterproofing division.

The division utilizes premium systems from manufacturers such as Siplast, Sika, Soprema, Kemper, and similar, and continues to expand through strategic hiring of experienced project leadership.

Role Summary

The Senior Project Manager will lead complex roofing and waterproofing projects from inception through closeout, serving as the primary driver of execution, coordination, and client communication. This is a true owner’s-rep style PM role requiring strong technical knowledge, leadership presence, and the ability to manage multiple high-value projects simultaneously.

This role is designed for a seasoned PM who can step in immediately, take ownership of projects, and mentor Assistant Project Managers while maintaining schedule, budget, and quality standards.

Job Responsibilities

• Own projects from contract award through final closeout

• Lead project planning, scheduling, budgeting, and execution

• Identify long-lead materials and manage procurement strategies

• Develop and maintain project schedules and manpower forecasts

• Coordinate with drafting teams to ensure compliance with NYC codes and regulations

• Oversee preparation, review, and approval of shop drawings and fabrication details

• Manage permitting and licensing in coordination with preconstruction teams

• Lead subcontractor and vendor coordination

• Serve as the primary client-facing point of contact with owners, consultants, and inspectors

• Manage change orders, RFIs, submittals, and documentation control

• Mentor and support Assistant Project Managers and project staff

• Drive project closeout, punch lists, warranties, and final documentation

Qualifications / Requirements

• 7+ years of experience managing roofing, waterproofing, or exterior restoration projects

• Strong knowledge of NYC construction codes, permitting, and compliance

• Proven ability to manage multiple complex projects concurrently

• Experience with premium roofing and waterproofing systems preferred

• Ability to read and interpret construction drawings and specifications

• Strong leadership, communication, and organizational skills

• Experience mentoring junior project staff

• Authorized to work in the United States
